Hi Guys

Apologies if this has been asked before!

1. My Land / House are registered thru my Thai Co. I dont reside HH permanently. Do I need a work permit as director of the Co.?

2. I Only have a Yellow Book for the house in my name. Is that correct?
The Thai s get the Blue Book? Do we need the Blue book for the Co?

Have Chanote obviously!

1. You don't need a work permit as the director of your company.
2. Yes, the yellow book is for you, (non Thai persons).
The blue book is for Thais and has nothing to do with your company.
Keep both books in your safe.
If you later sell your house or rent it out to a Thai person they will need the blue book.
The books are proof of residence and you can easily buy a car or motorbike in your name when you bring your little magic yellow book.
I intend to live forever - so far so good.

If she officially rents your house she's supposed to have and keep your blue book as long as you get it back when the tenancy has ended.

The problem with this book system is as follows:
Suppose your renter disappear abroad or simply vanish to an unknown destination.
The monthly payment fail to come and you have to start paying electricity and water again.
You are not in possession of your house book and can therefor not freely rent out your house again.
You will have to convince and provide evidence to tessaban that your renter has left without a trace, and ask for a new book as a substitute for the missing one.
Not an easy task!!!

The advise I have been given from a lawyer is that you don't need to give your house book to any renter, just write a letter that confirm you have rented out your house to the person in question.

Any Thai, wife or not, can have their name in the Blue Book if they reside at the house. Their name in Blue Book does not mean they own it or the like.

Hi Guys

I have the OLD blue book form the person that I bought the house off and this has now been cancelled. THis was done at the Munciple and I was present. The yellow Book is in my name.

I will keep full control of both books!

I presume that if I ever want to sell it to Farang then all I need is the chanote/ Books and THai Co paprework. They just take over the Co and register with the Yellow Book!

If I sell to Thai it CAN be done the same way with the Blue book but I get the feeling that they would want the chanote in their name and we would split the taxes at the Land Dept?

I stand to be corrected but its just good to know these things. Information does appear to be lacking depending on who you talk to you!!
