yearly upkeep charges

Can anyone tell me what they pay for the yearly charges for the upkeep of roads, lights, community pools, guards/security, general sight charges.

I was renting at Heights 1 and their charge was around Bht10,000 each half year

Carol, it varies widely. I have heard of annual charges as low as 3000 Bt but it all depends on how well managed the village is and what the facilities are. Our village is around 6000 Bt a year, with a large communal pool, security, street sweepers, refuse collection etc. I think this is on the cheap side.

Thanks for reply, we have about 50 houses it will inc, road cleaning watering around pool and resturant area and security guards ect. Do you have a managment co. or a comunity commitee.

Some/many(?) estates base the charges on X baht per sq. metre of land.
IMO there is no guarantee you get what you pay for.

Carol,

We have a community committee - their task is thankless and they do a bloody fine job I have to say. As JohnnyK posted above, the charges per plot are based on size of plot, with a rate per square metre. I forget the rate as I can't remember the size of the plot!

It would be very helpful it someone could find out for me the price per square metre of land just to give us a clue as to what should be needed to pay each year. As we are on a new estate the people that are arranging it all are in need of an example

If you have bought already it should be in your original contract somewhere, hopefully with maximum yearly increases thereafter :shock:
If it's not stated in the contract then keep your fingers crossed. You can ask your developer what the rate is, it differs from place to place.

Workout how much your monthly charges are for Water, Gardeners, Security and Electricity, add on an amount to cover emergency repairs, divide that amount between the number of house's/bungalow's on your complex and that will give you your annual maintenance fee.
The method of charging for each square wah of land, that each householder owns, has nothing to do with annual maintenance fee in my view, if I have 500 sq wah and you have 200 sq wah, why should I pay more than you for the upkeep of the complex, after all, you are paying for security, street lighting, club house etc.It has nothing to do with, how much land your house/bungalow is sat on.

Hi Carol,

As Limey says, the village/comple needs to establish the budget for the forthcoming year - this is a legal requirement and you should receive notification in writing of your household annual charge.

The calculation of individual household annual charges generally is based on the size of your registered land, i.e. per Square Wa (1 Square Wa = 4 Square Metres).

Despite what Limey says, this is the generally accepted calculation of annual charges. The actual amount to be charged per Sq. Wa will of course vary from development to development, depending on the range and quality of services to be provided.

The general principle being that the larger size of registered plot, the more service you are receiving.

Also, you need to be clear about charges for water - if you do not have an individual registered water meter with the city water company - this is could be an item of contention if there is no clear system of charging for water.

If you pm me, I'll forward to you a copy of the relevant Thai legislation 2543 BE Act (2001 AD).

Also, as a householder you should have received a copy of your development's/village Rules & Regulations and in that document you will see how the annual charge is to be calculated.
