House regisration - Blue or yellow book
House regisration - Blue or yellow book
I have a house purchased via the company set up. Do I get a yellow book or blue book. I was told farangs cannot have yellow book then recently someone told me that I can have yellow book. Which is correct?
actually you will get a blue book.
the company building/selling you the house should already have the blue book, if not get them to supply one.you must apply for the yellow book separately, but there is no real benefit from this except, immigration(sometimes) car purchase etc. all can be done with blue book but yellow makes it a little easier. but not much.

The blue book is only for Thais.
Farangs only are supposed to use the yellow book.
The book is your proof of residence - but you can obtain a letter i.e. proof of residence from the immigration office in Soi 102 if you don't have the yellow book.
The book is handy when, as splitlid says, you want to buy a car or mc in your own name, or when you apply for a driver license.

I intend to live forever - so far so good.
No mistake niggle.niggle wrote:I alaways understood that the blue book was for thais only, but as neither my wife or I are thai, maybe they made a mistake in giving us both blue and yellow books.
You may rent out your house to a Thai person.
Then you need the blue book to fill in their name as proof of their residence.

It's funny how things work here. When this 'yellow book' subject came up months ago I asked the wife to go to the government office and get one with my name in it. Reply from them "no need...". So, I'm not in any book at all, only take a copy of the blue book page with my daughters name in it when I go to immigration in Mataput. They have never asked for it or anything either. Pete

No they don't, they may ask you as they know you have one.Immigration etc always ask for yellow book
Not true. Return to who if it's your house ?Was told once that when yellow book received, blue book should be returned but never have done
And farangs with PR.I alaways understood that the blue book was for thais only
Not proof of ownership of land, that's the Land Title (Chanote or whatever status). It's a house registration document, also it IS NOT proof of ownership of house either.I thought the blue book was just an instrument for detailing ownership of the land
I wouldn't bother with a Yellow book, doesn't do much for you IMO.

hhnewbie,
Best advice anyone can give you is employ a decent solicitor, then no need to ask very basic questions to us barstool experts and you'll be protected as best as possible. You say you have already purchased a house, why ask us un-qualified total strangers, ask your solicitor, do it properly, spend a few hundred quid.
No-one buys a house 'back home' without a solicitor then asks some div down the pub for legal advice do they ??

My apologies to all for asking very basic questions. Yes, I do have a lawyer here in HH and he handled the purchase of the house efficiently. I just like to find out what "real people's" experience with some of the real life issues. Thai laws are not always black and white and sometimes not even Thais know what is the correct way especially when it comes to documentations and legal issues.
Again, sorry if I stepped on someone's toes by mistake.
Thank you all for answering.

It's probably best to ask Imm directly. Certainly, they will want some proof of address, but as to what colour of book I'm afraid I can't give advice as I rent and they just accepted my rental agreement. You'll need to make a hand-drawn map to your residence as well.hhnewbie wrote:Wow!!!! more confused. So if I have a blue book in my company's name I should be okay then???!!! Can buy car under company name. More concerned with immigration office for the retirement visa.
I wouldn't worry about it too much - from Imm's point of view. If you fit the other criteria (age and money), I'm pretty sure that proof of residence will not be your major concern.
Good luck and let us know how you get on.
