Land Investment Hua Hin/Cha-am

Oh My, Oh my... what nay sayers the majority you are. Can't do this, can't do that... not the right time...blah,blah,blah. Hooked up with a broker in Cha-am, needed help with a deposit he had made on some land in order to hold it. To the point... I invested 300,000 baht to help him and myself out. His clients returned Friday for second showing as promised. He had given me 2 rai at 150,000 baht each in Hup Ka Pong. Closed deal this morning. Doubled my money! There is a God.
Not meaning to be critical, but I think it was land speculators looking to make a quick profit and unscrupulous greedy builders that ruined Hua Hin for those of us who moved here to just live out our lives in a nice town...
I'm trying my best to get out now because of what they have done to what was a really nice place to live back in 2003 when I bought my building plot.

i have not made a negative comment towards you. i suggest that it is wise to be very careful in your dealings with a small time "Cha-am broker" that needs funding for 300,000 baht. do you need to be involved with this broker.?? he certainly is not established if he cannot fund such a small amount. this time you have come out on top, but next time.???
Hup ka Pong is quickly becoming a popular area and land bargains are to be had. i suggest that you are the one with the capital so go it alone, you don't need any one's help apart from Thai speaker with a good command of English to accompany you. good land can be had for a song.

Don't be soft that's business, supply and demand, the buyer obviously had no issue paying that price, buyers drive the market values.
When house prices shoot up in a boom, and your place has just increased by 50k USD and someone wants to pay that price, do you turn them down and reduce the price ? course not.

I understand that SJ and agree, but it's the speculators that came here not to live and enjoy the community, but to make a buck (or pound, or euro, whatever the case may be) by buying and then turning land or houses at a profit quickly that imo ruined this place.
They took advantage of Thai farmers who didn't have a clue what the land was worth and then made a fast buck, pound, euro, baht, etc. reselling the land or quickly developing it and then moved on to the next investment.
I came here to retire and live the rest of my life because (other than the heat
) back in 2003 this was a really nice place with little traffic and few western style moobaans or subdivisions. Unfortunately, at about the same time I discovered Hua Hin, it seems that everybody looking to make a fast buck discovered it too and now it has doubled in size, and prices on a lot of items needed for everyday living have doubled as well. The town has grown to a sprawling bedroom community with 50% of the homes empty.
It just isn't the same place I signed up for anymore...

The Thai landowners have done very well out of their land, financially made for life many of the sellers. They set the prices they want and rarely drop that price at all.
What I don't get is that the early people here assume they can move and live here, in one of the houses on that old farm land, but then after that no-one else can as it will then get too busy for them. Do these initial people consider that they have moved into what was a small Thai town and spoiled it for some of the Thais who did not want it developed at all ?
The quality of some of the houses/developments is another matter.

Not to bloody mention the flora and fauna that has been butchered by the lets turn it over for a quick buck crew (yep happens the world over) but to see a place butchered in such a small period of time is very sad. Just 4 years ago many a soi had many a tree and flower now many a soi has many a bloody building site. Yes I bought here also and am a little worried. Danger everywhere

I watch this thread now for some time. For me it seems as if someone likes to tell that land investment is a bloody great thing, although we, as a foreigner, should know that it is not. At least not that way.
Looks for me that the poster is an agent of some kind.
At first, he/sheappeared like an US citicen that was not happy with investments in the US and suddenly appears to be staying in HH and arround knowing land brokers whon he/she can help out.
Very, very mysterious.
I personally think that this can not to be taken seriously.
