Is Hua Hin a good place to invest?

Is Hua Hin a good place to invest?

Hi everyone, I'm Rob and I've been living in Chiang Mai for nearly one year. I've been running a fairly successful steak & ribs restaurant and we are thinking of expanding into a new area of Thailand, preferably a beach resort. We were considering Hua Hin because of its close proximity to Bangkok, but we have become concerned of the recent bad publicity about Hua Hin. Some say there is too much property mafia in Hua Hin? Some of the bad stuff I've been reading on other forums is quite scary so I'm interested to know what the locals think. I've visited Hua Hin twice and it seemed quite peaceful to me.

I guess you are lucky to meet good person, actually there are plenty good persons and only some are bad!! no matter where except in jail comparing to bad and good person ... (As some bad escaped from there own countries to hide in Thailand as it wrote in the old forum... search in the old topic.

However, the little amount of bad one just create those badly reputation to Huahin enough to "huahin overall" like nowaday as i also read in HuahinSan Newspaper-(the Huahin local newspaper( the real inside good one!!) and also webside in google about Mafia in Huahin... Mostly farang will be rob by farang!! by doing as a mafia to them.... when you deal as buying properties in Huahin. Then he/they scared and run away with leaving those money that deposit to those mafia!! 2-3 million Baht at least per person in deposit in real estate.... 1 person one case 5 people 5 cases cost how many baht pls calculate it.... like you read in Newspaper. Then spread the news that they were hit by some teenager drunk/drug addited or girl issue as bar girl!!

I guess we cannot deny that there are bad publicity about Huahin as real situation was happened, we cannot hide and lie about that!! Or even you cannot fake about the real information!!!

What i said is if you lucky enough you will meet the good one as nowaday many mafia from Pattaya or kind of ..... move to do the business in Huahin!! (Don't you think they have move to Chiangmai too) However since Huahin is the town of the Klaikangwol Palace-those information I believe it is in the eyes of government and embassy!!!

The number of farang tourists is declining. There may be a slight increase in the number of wealthy Thais coming here but they will typically not, rpt. not be looking for a steak and rib restaurant.
The season is getting shorter. The number of empty restaurants is increasing. What does that tell you? You really have to be competitive to succeed here.
My suggestion: Have a reliable market research company do some serious research before you invest.

Thank you for the good advice and back ground information. I'm sure once you have tasted my succulent ribs and delicious steaks you will want to experience more! :D

It's interesting you say 'investing' rather than 'relocating' to HH. With a restaurant already doing well in ChiangMai I don't think it's the right time to sell up and move, but if you can afford to invest in an extra place in HH and keep the original one running - why not?
I think Richard has summed it up very well. There was talk many months ago on one of the threads about recession being the best time to invest for the long term, although that principle relies a lot on a drop in property prices/rents, which doesn't seem to have happened in HH. Yet.
Sure a lot of research is needed. There are a handful of very well established steak places in HH which are hard to beat, but if you like the place don't be put off by mafia/property scares and best of luck :cheers:

Same as everywhere, if you're really good then there's always room any place. However, agree with Margaret about whether it's a good time for expanding, could be rash, hubris is an easy trap to fall into. Regarding property mafia, yeah, sure they are around but can't be any worse than Chiang Mai, surely, or many other places that spring to mind.

Hua Hin could sure use some good ribs and steaks. By that I mean ribs and steaks like I used to eat in the U.S. not what is generally available in Thailand. I'm spoiled.

I have. The ribs could have been good but they had put on way too much salt. Maybe it was an off night. I might give it another try but I was really turned off by the too salty and the service was lack luster. The meat was good quality so I guess it can be obtained.
With steaks I have been disappointed so many times I have given up. But like I said I am spoiled. Only prime corn fed beef will do and then cooked with love and care.
