Depending on the property, buyer, and seller, it can be done pretty quickly, [Edited at the request of the poster] I guess this is usually due to negotiations and acquisition of moneys from abroad, because I think legally it can be done in a few days, especially if it is Thai to Thai with a clear (unencumbered) Chanote.
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

It can be done as quick as you like in theory, literally an hour if there's no queue at the land office and it's an uncomplicated registration, but 3 days or more is comfortable. Get the final papework & docs together one day, a Thai books same in next day, with appointment time (or queue up) the day after that.

If you want a land title search/report carried out at last minute then a lawyer might ask for a weeks notice for this, then another thing is if the building on the land is getting registered in a farang's name you need to post 30 days notice first. This notice is usually done on land registration day, ie: handover when you complete and get keys, so you need to allow to pop back to land office to finalise this building registration, and pay it's taxes, a month later, or via lawyer who has P.O.A.

We bought the land we built our house on and literally had the deal closed, sealed, and land office legals completed in three days.

I can confirm what SJ has said. :thumb:

Wife and family went into HH land office last Thursday without appointment and it was very busy. They told clerk what they wanted to do and then left to go to Pranburi to renew driving license. Came back later and transfer took 15 minutes, so a grand total of 25 minutes. Result.

They paid a grand total of 200 Baht for timed (second) appointment.

I've lost my mind and I am making no effort to find it.
