SJ, I disagree with your numbers .............. As a property owner in Hua Hin I and many others like myself have found it necessary to take legal action against one local development company that describe themselves as " The premier choice for real eastate" and as " Using the very higest quality materials and a standard on construction that is second to none".
Of the three developments and some ninety plus homes this company is responsible for, a significant number of owners (well in excess of your 5 to 10) have variously:
Completed or have in process litigation against the development company
Been cheated out of their entire purchase outlay cost
Been denied the legal protection afforded by a 'Development Licence' (Not applied for by the developer although required under Thai law for developments in excess of nine properties)
Completed properties at their own/additional cost after the developer had received 90% of the purchase price and defaulted on the building contract
Been subjected to intimidation and violence for taking a stand against the company/developer
Been refused building permits and/or chanotes at completion
Found it necessary to fund (at additional cost) permanent electrical, water and drainage infrastructure that the company/developer contracted to provide.............And so on
This is just one development company
