Thai land and house auction - What happens?

There will be an auction taking place at the Execution office in Prachuap Khiri Khan on the 31st May where 12 rai of land and a large three bed roomed house will be auctioned on the instruction of the Thai court.

It is NOT my land or house although I do have a vested interest i.e. I may get some of our money back!!

I will post more details later but for now can anyone help with a few questions?

I have heard that only serious bidders will be allowed in, i.e. they must put down a deposit of 1million Thai baht to get into the auction, obviously if they are unsuccessful, or don't bid, they get their money back. Can anyone confirm?

I have also heard that some of the money raised at the auction will be withheld to meet "court expenses" is this a set figure, or a percentage of either the valuation price, or selling price? Once again can anyone confirm what happens?

Any help would be appreciated as always!

I'm sure I may have further questions, but that will do for starters.
