so your asking if property hua hin today are ok as an agent?

then the answer is probably yes.

just get an independent lawyer, to deal with contracts, land title searches, etc.

youll mostly find that once the deal has been done and deposit paid, you will hear very little from the agent, they are basically just an introduction to property.

Which is really sad. A 10 year old kid can show you properties, the real job of the real estate agent representing you begins during the purchase process. :( :( :(
BTW, you probably won't hear from them again if you didn't find the property you wanted during your trip either. I never have heard from any of the three real estate agents I have been working with since I left HH eight months ago. (It's their loss, because I will buy something.) I don't think these real estate agents really understand buying a property is not like going into the supermarket to buy bread off the shelf.)

Actually not aimed at BM, for people that want a house next to the golf course then BM is probably the best option, but there are a lot of houses up that way that don't have the facilities that BM has. What I am saying is remember why you chose Thailand and buy a property with that in mind.

To be resonable I would guess that many tourists go in view and get excited about buying.

I agree that thats the nature of the buisness trying to sift the true buyer amongst the wishfull thinkers. I can only think you cannot of displyed the right manner for three of them to be ignoring you or they were from the cheaper/less professional end of the market.

Try some of the good agents listed here like Hot Properties you may be pleasently surprised

Unfortunately real, genuine realtors/estate agents are pretty rare here, in fact there may only be one.

What is your view about 3 Bedroom pool villa for sale near Golf course, I was surfing on the net for the right listing and found this on Kugli which shows classified Advertisements.

Actually, the agent who said "What you are looking for doesn't exist!" was one of the "good agents" you are referring to. I own a real estate company in Hawaii, I wouldn't waste anyone's time to just show me around. I have been preparing my trip there for six months in advance and the only reason I went there was to buy a resort condo, I wasn't a "tourist" sightseeing.

That about sums it up if your in the real estate business yourself you would probably try the patience of a saint or JW in the case :) Maybe only to be bettered by a used car salesman trying to buy a car from another :)

Sounds like you got good sound advice and could of saved six months research and a trip if you had only emailed HP in the first place.

What more of an honest answer do you want

I think you are missing the point. Why would a real estate agent say "What you are looking for doesn't exist!" when in fact there are several existing and off plan resort condos in HH? Obvious, there probably isn't money for the agents in those. Don't you think it's interesting that one of the HHAD forum members I made friends with could take me to those places that "don't exist" (and he is not a real estate agent!)

As you might have noticed, I never posted the names of the three agents I "worked" with, so obviously, it's nothing personal.

Personally I was shown properties both on and off thier books or anything that took my fancy on route

I don't think US real estate agents have any street cred given the finacial crisis of late. This sounds more like the kettle calling the pot black to me :laugh:

Yes you are, I reserved a unit at the Banyan Condos, so it exists. However, that was before the $#*! hit the fan at The Banyan and I don't think I would want to be part of that project anymore.

In regrads to the "US real estate agents" you might want to note they did not loan money to unqualified buyers and they did not appraise those properties for the loans. My agents were selling condos in Hawaii when they were $25,000 and they were selling condos when they were $700,000. The agents don't set the price and they don't make the market.
