Hope someone can give us some advice. We bought a property about 3 years ago and due to one disaster after another with the tessabahn we still havent registered the house. We have the chanute, building permit, 30 year lease but haven't done the 30 day registration yet. We are now trying to decide whether to sell the property or not and we have been told that all we need to do is register the property when we sell and then we save doing 2 registrations. Can anyone tell me if this is correct ?

Hi,
1) You can start the 30 day registration process on Monday (with a co-operative landowner) if you like.
2) It can be done in the new owners name as part of the selling process if you like.
3) You or new owners don't have to do it at all if you don't want to.
Choices, choices, if there's a willing Thai landowner kicking around at the moment I'd get it done asap. On the other hand I've had property and never bothered to register house (building) seperately as couldn't really see the value, can't really work out what it would give me when lease period up. But as it may be important to new buyers it's worth doing imo.
By the way, how have you (lessee) got possession of the lessor's chanote? Just curious, ignore if too nosey

Just that you have a lease Lily, so the land title belongs to the landowner (lessor), you would only be entitled to a photocopy. But it's no big deal if the lessor has allowed you to hold it, certainly not for you anyway!!

Since we consider a 30 (+30+30) year lease the same as a sale, we turned over the actual Chanote to our lessee (we kept the copy) along with a contract that it belongs to them and the lease will be automatically renewed (at no cost, or a baht or whatever if required by law) forever or until global warming finishes us all off.
I think it gives them a warm fuzzy feeling if they get to hold it. No matter what it says on the paper, it is theirs as far as we are concerned, even beyond the 90 year period.
