My Resort condo development

I just learned of this new condo development being built together with a hotel, can anyone give me some input as to the location, developer, etc.? Thanks in advance!

TT, we were down there recently and it appears to have an excellent location either directly on or very near the beach (we were on the street side and didn't go to the beach side). It's in Takiab in an area of other condo developments, hotels, and restaurants. Also they appear to have a "sole agent" contract for sales with one of the Realtors in town so details and sales would probably have to come from them.

That (sole agent) concept seems to be the case with many of the new condo developments here now. Makes it tough on other agents/agencies. :wink: :wink:

you must be talking about the Amari complex, they have a hotel and a condo block

Nope, it's behind that, closer to the beach.
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

One web site I found describes it as a "beach front development" while another describes it as being "150 meters from the beach" so I was hoping the "locals" could help. I went through my files and notes I made last October, but there was noting there, so I assume none of the agents mentioned this project to me back then.

I assume none of the agents mentioned this project to me back then.
Unless you worked with the agency that has sole rights to sell it, I don't imagine they would have had any incentive to mention it to you. :D

You can't be entirely correct since both the Banyan and the Samudra have their own exclusive sales teams, yet one of the agents I worked with took me to both. I assume some of these new developments pay commission to outside agents, or maybe just pay commission to some of the outside agents.

Does that mean an on site sales team that works for the development. If so, most have that and yes any agent can sell homes in places like that, but if a development has an agreement with an outside agency, all sales have to go through that agency. But, you are correct, an agent from another agency can bring a client and get a small portion of the commission, but most would not as the incentive (partial commission) is too small.

It' not just the agents, it's the sellers too who don't understand the best way to market their home. development, or condo project and get sucked into these "exclusive" agreements.

It does appear that there is serious site prep work going on. Lots of mud and (pile driving?) oil rig looking towers on the site. I just looked down the construction drive as I was driving by only. There are 12 ft walls fronting the construction, for Amari and My.

The property is right next to the New Amari property.

Does appear that there is a 6-8 story building between the project and the beach, but that bldg. only takes up a portion of the right side eyeline view from the st. So maybe it is a flag lot type of beachfront development (My Resort).

Just my opinion but you are your own best realtor when it comes to Thailand.

There is nothing wrong with a developer setting up an "exclusive listing agency" and it's commonly done in the US too, but they cooperate with other agencies and if an outside agency represents the buyer than they share the commission 50-50. It makes sense and will sell out the projects much faster.
