Am I missing something here?

The rent is a bit high for the value of the property IMO ( 10% is a guide to allowing the owner a good return).
7.5%........... I will happily finance a guaranteed secure loan at this rate.

7.5% is a safe number to work on
I can get finance less than that, but better to work on higher rates I think

And expensive?
That was about the cheapest pool villa/house I could find, please link to cheaper options.
