More demand for rental lodging in Hua Hin
Plus Property Co Ltd, a property management arm of Sansiri Plc, was approached by over 150 Thai clients during Oct 21-25 when floods reached Bangkok, demanding for short rental contracts in the western resort city of Hua Hin.
For a short stay of fewer than 3 months, they are looking for units with monthly rents of Bt25,000-Bt55,000.
Somsakul Limsuttaphan, assistant managing director, added that the company has also witnessed an increasing demand for rental units in Pattaya. The company has so far this year signed over 200 short-term rental deals, mostly to foreigners. she expected more demand
"The floods in Bangkok and peripheral provinces should spur residential demand in Hua Hin and other resort destinations, now that they realise the necessity of a second home for refuge. We believe that more projects in the cities would be launched and projects with systematic management and permission for pets would be in high demand,"
Plus Property has over 300 condominium units and 40 single houses/townhouses to fulfil the short-term demand.
Knight Frank Thailand, a property consultant, expects Cha-Am and Hua Hin to be favourite destinations for Bangkok evacuees and Pattaya for expatriates.
Risinee Sarikaputra, associate director, Research and Valuation, said budget hotels or economy hotels in Hua Hin and Pattaya are full, while some luxury hotels face booking cancellation by international travellers. Meanwhile, serviced apartments in Bangkok also enjoy higher occupancy rates particularly those providing parking inside building, just when bookings from international visitors are cancelled.

I mentioned on another thread that I'd bumped into some Westerners a few days ago, two of whom were looking for accommodation as well. I've also noticed more people cruising around out little soi looking for rentals as well, I imagine.

Yes, in the article it mentions that the value of having a second home outside BBK has been underlined in this flood crisis. I think land in surrounding areas of BBK, but not too close, are going to rise in value swiftly over the next few years. HH is expensive already and only 2 hours from the capital but can see it getting more expensive in areas traditionally around HH where it was not so to the south. It will also be the case in places as far as Korat to the northeast, Chon Buri etc.
Land is being snapped up, also by far south Thais that wish to move away from the problems there. I have noticed many more students at colleges where I am in Isaan wear the Islamic head scarf and the Thai teachers say they are sending their kids away from the problems and many are trying to buy land elsewhere too.

My wife has had at least 30 calls today from people looking to rent,there is a real sense of desperation setting in.

We have noticed a few places considerd once too expensive to rent now being snapped up. I would say if your considering letting think of a price and double it as these are not normal renters and will turn up with a multitude of cars, bags and people and probably inflict heavy wear and tear over 1-3 months so price for replacements on key items IMO.

I think rental is becoming the preferred option for many foreigners. An agent I know says his rental has quadrupled over the past year whilst sales have plummeted. I have recently sold my house (after 2 years on the market) and I reckon that the interest from the money invested pays more that half of my rental costs.

I agree with Whaler that these short term emergency rentals are high risk. If we had anything available we would be looking for minimum 3 months rental, in advance and fairly substantial deposit. I have also noticed that some run down properties which have been up for rental/sale for some time are now getting a make-over.

I read elsewhere that insurance companies are renting up blocks of hotel rooms and villas here to house Thai families evacuating from the floods in Bangkok.
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

Yes, I would have to agree with that. I have a 4 bedroom pool villa that I could let out, but it is just not worth the hassle, unless you personally know the people involved.

I know many Thais in Thailand that I would rather have in my house compared with some of the Western dross you come across there.

I was wondering about that myself. I was wondering how many Thais will be making an inflated fast buck now, and to hell with any farangs due to move in for the High Season.

I think they're all going to leave as quickly as they came. No one really wants to be away from their house in a situation like this, and when they see the flood situation in a few days and it is perhaps 5-10cm only, they'll be gone and back doing whatever clean up is needed at their real homes. IMO of course. Pete
