Avalon development

I don't know if I'm allowed to name the development, but please remove this post if it breaks the rules.

I've bought a house on this development and it's way past delivery date. There are about 15/20 houses or more which are between 75% and 99% finished but none of them have been released to the buyers. Mine is about 99% finished. It's very difficult to get information on this situation and when they will be released. They deal with everything else quite efficiently. Is it normal or cheaper to get everything connected to the houses at once,(electricity/water etc) so is that a possible reason or does anyone else know why the houses have not been released.

Its important to learn the reality.

I was there in May last year, then August when I was shown around the one place being built, then in May this year I drove up there and onto the site without an agent, I was surpised at the variety of house styles going up. Its a big development. Last August the sales pitch, at least I think thats what it was, was that it would all be finished at the end of this year, I can't see it myself.

They seem to be buiding from the top down - is that right? In which case the access roads are going to be full of trucks for a long time to come?

Long delays are sometimes part of the equation when buying property in Thailand. It certainly happened to almost everyone on the development on which we bought our property and to others I know of elsewhere. Our property was six months late - I don't think that is unusual but it depends on the developer. Frustrating, I know but it may not be anything to worry unduly about yet. Just keep asking questions. Forget 'mai bpen rai' - my own experience is that the pushier you are and the more of a pain in the arse you become to the developer, the faster you will rise to the top of their list of priorities. This is especially the case if you are withholding money. If you haven't already got them, demand the title deeds with a promise to pay the balance on completion and don't forget to do business with a smile when you are face to face. It's hard to be a pain in the arse and keep smiling but it worked for me!

Spot on Jaime. Worked fine for me too.
Go to your property every day, show that you care about the progress and give the workers some sigarettes and a coke now and then.
Be a nice guy and keep smiling, but show them that you want your house finished, NOW. (Body language).
I intend to live forever - so far so good.

water and electric companies are two entirely different entities, who may not know each other exists.
the chances of getting them to communicate a mutual time to connect water and power are definately in the negatives. :shock:

Tee Tee - make sure you get the Title of Deed transferred into your name (or your company name) as soon as possible. If you got it already do not worry too much as you are the owner of the land where the house is located.

Many developers can not give the Title of Deed due to various reasons. This is quite often understandable but more important it is no good to the buyer. Anyone paying a lot of money before actually being the owner of the land might get into big problems later on. The market has changed, it is no longer only the sellers market. Buyers should be prepared to request much more from the seller/developer to avoid “gamblingâ€

I share your concerns
I've spoken to these people several times and have been fobbed off eachtime
I get the impression that they only contact me when they want more money
I believe they have 7 projects according to their website :- [ edited ]
None of which seem to have been finished (some not started I believe)
I have visited Avalon 1 a couple of times but am not convinced that this development will be completely finished by the end of 2006
The major issues seems to be that not all the plots have been sold
So the question is do you really want to spend your holidays in a partial complete housing development ?
Maybe the water & electric will only be fully functional when the development is complete
I would certainly harrass these people as much as possible , after all whose money has the developer borrowed ???

horses for courses...my house is completely on schedule.
FWIW, the first phase houses were built as each buyer signed on which led to houses being built at different times, one at a time etc
2nd phase the houses are being built in a more assembly-line fashion as they would be in a western development, i.e. dig all the holes, pour all the footings, pour all the slabs etc etc
Electric and water are public utilities and not the builder's.
FWIW2, I have had no difficulties at all with communication.
I have no interest in this development as an investor or promoter.

Johny K,

Your answer does rather beg the question why the other posters here aren't getting the same positive treatment you seem to be getting?

Its good to know that not everyone is having a bad experience - although I'm not sure how helpful that will be to the other 3 posters?

yes you are right but the builder has to apply and pay to have these utilities in place on the land!!!!!!!!!!!!!

Thanks for all replies.

I am used to the (long) delays in this project as I bought off plan, but my house could be finished in less than 1 week if they wanted it to be. It's been like that for about 6 weeks or so. I'm not complaining about the quality or anything as I think it's fine and as I said in my first post, I normally get a good service and replies to my emails from my consultant are generally quick. The exception to this was right at the beginning when my emails were being ignored (pre consultant days) when I asked for start dates, which kept slipping back and back.

I think the developer, who is European, has a master plan to open the site up and release the houses but he hasn't told anyone what it is or when it's going to happen, including my consultant.

I would just like to be able to make plans for holidays etc.

I'm not in Thailand, so I'll have to keep sending emails asking the question but I suppose its a combination of water, electricity, title deeds and the fact that TIT.

Turnip and Johnny K - Looks like we might be neighbours.!!! I'll PM you both later today. I need to go to work now.

Pre-consultant days were a long time ago TeeTee.
Start dates were delayed because a fairly large number of Euro customers were not signing off their drawings etc nor answering repeated requests to do so or get off the pot, according to my consultant.

I hope I can relieve some doubts. We were one of the first to buy on Avalon way back in March 05. We were supposed to be in villa by Xmas but hey its Thailand. We've been out a few times and are very pleased with the build etc. We have been kept informed by our agent developer and consultant at most stages. Hes even sent photos. Though you still have to be vigilant and make sure he does what you ask!!

We are hoping to be in villa at start of August. Im out for 6 weeks so I know that the developer is trying his best to help us. The main problem is mains electric , the poles are in he is waiting on electric company.

Our villa itself is finished apart from final cosmetic touches they have even put down lawns and hedges which we did not expect to be done so soon.

Also when we bought villa there was no mention of 24 hr security and all the other services shop, kids area etc which are a bonus.

We arrive in HH on 27 July if I can help anyone please email.

Good news and good luck.

The lawns and elektricity means the development continues to move forward. I hope you gain possession of the house in August.

I'm in a similar position to yourself, but my complaint was lack of information or no replies at all, particularly when asking about completion dates.
