House rental problem

Good evening all, we are renting a house 50,000 per month, I have spent two months getting repairs done which as you all know is time consuming and major headache. The owners are here to take a look as its a new property and they have not seen it completed. There is still a list of major issues to solve ie: bathroom counters to be ripped out doors walls and the list goes on and on. We are now in a very bad situation, having done the very best that I can we are now expected to live here and put up with the noise mess nuisance and total disruption. The owners,builder and developer seem to think this is ok. Would love comments which way to go with this. I am going up the wall and round every corner totally GAGA.

You pay 50,000 THB/m, you get the repairs done at the construction site where you live?

Did I get this right?

For that sort of money you shouldn't have to put up with major inconvenience. There are plenty of Rental Properties available - move elsewhere.

If there are over riding reasons why you need to stick with that house, negotiate an inconvenience discount.

Hi Abigail, did you rent the house knowing that the repairs needed doing?
were the works supposed to be completed within a set period?

Let me guess. You found this house on the internet. 50,000 baht is a lot of cash for a house. I hope you are on the beach and someone is there to wipe your ass.

Why do some posts need to have answers that are so "clever"? Why can't all replies simply be civil to what is clearly a genuine question?

:agree: who are we to guess the circumstances of the rental details - admittedly 50,000 a month is a lot of money, but there are houses out there costing even more, so if its a really nice home then it may be a fair rent, but of course it should be in a finished condition and that's where the OP was asking for advice.

Seconded caller. But it is still a lot for a rental - works out about a grand stirling. I pay less than a third of that in the UK and my landlord wouldn't LET me move in until work had been completed.
Different situation I know but if I've got this right and the owner is farang? it stinks IMO, and of course we don't know what - if anything - has been charged up front.
Sadly it isn't the first time and it won't be the last. JW's offer to try to help will hopefully see something sorted.

Someone who has been taken advantage of or scammed is a victim. No sense adding insult to injury by rubbing their nose in it. I'm sure we have all made mistakes in this country. Show some respect please.

Having said that, I have rented many homes here, and paid b/w 8,000-12,000 Bt., for a 3 bedroom, 2 or 3 bath middle class home. I would expect to pay a little more for an upscale very large home with a pool, but not more than 25,000 Bt- 30,000 Bt. They can be had if you look around.

This may or may not be a case of somebody paying over the odds. When I put this link on yesterday, I actually took the time to look at what was available at 50K per month. There were some lovely properties there.

Personally, I couldn't afford to live that type of lifestyle, but if you can afford it, why not - best of luck to these people.

Some people spend more money for rent, some people less. People who spend 50,000 Baht for a house, have an idea, why they don`t want to rent a house for ex. 15,000 Baht.
Different strokes for different folks.

I mean, if someone really have problems and asking the “expats”, he or she could expect some helpful answers.


So, here my question to the expats here:

What rights do tenants have against a landlord here in Thailand?

I have also a little bit trouble in my house.
So I am feeling not good, that there are so many times a week workers in my garden. Nobody asked me before; no one let me know this before. And I always have to keep an eye on them, never feel free.
Is it on me to control and manage these things what workers have to do? Or has the landlord manage these things in coordination with me?

What are the workers actually doing Susan? If they are gardeners fair enough - presumably the owner is paying for the place to be maintained in good order, which is more than many landlords would do.
Or are they building something? Making alterations? If so I would expect the owner to have at least explained what was happening - how long it would take etc. In the worst case scenario you are renting a house with a garden - and could end up with another property on your doorstep!
