the land dept is probably the best place to get this done.

OK tks, that's what I did the last time, but it was a slow process and that particular piece was contested.
Is there a faster solution?

Hi Big A,
The Land Department does have an express service for a small charge.
Alternatively I can recommend Khun Anugool at anugoolsurvey2511@yahoo.com or 089-810-8328 who carried out a professional topographical survey for me.
Please remember only a survey by the Land Department is binding.

My understanding is that all of Amphoe Cha-Am is now in their GPS system, at least for Chanote(NS4) parcels, no more metre tapes, theodolites and neighbors claiming tree roots may have moved the posts, they just show up with a hand held computer and after a few beeps, regardless of where your concrete post is, they know where it should be.

100% correct - only land department surveys are binding, so my advice would be to go that route. Also, I think the express fee for any and all land department matters is around 2,000 baht. I know when we bought our land, a small envelope containing 2,000 baht meant we were in and out of the land department office within about 30 minutes.
However, when it came to building the house, we had problems with the Tessabaan. They reckoned that there was no access road to our property, despite the fact that there was a road, and it was clearly marked out on the official land department maps/surveys. Even though we went and got copies of these on the second floor at the land department, and even though we had photos of the road, the fart at the tessabaan refused to give us the green light to begin building. Again, a late night visit and 3,000 baht later, and everything was sorted out.

Just remember the golden rule..............when dealing with officials in Thailand, smile, smile, and smile some more.

Don't try to impress me with your manner of dress cos a monkey himself is a monkey no less - cold fact

I just dealt with the land dept on setting up the two properties that needed survey. It went fine.
