hi, we bought a house 7 years ago and set up a company, we pay the accounts every year, a few years ago we were told we did not have a torro 900
we went to pay our accounts yesterday and were told the tesiban has our papers and we must pay 91000 baht which is so much per year as our builder did not pay house tax. we must also pay property tax every yearof around 18000 baht is this truetrue

True and the rates depend on which zone you live in within the tessabahn juristiction. We pay about 10,000 a year for 250 Sq Metre house with no swimming pool. You pay more if you've got a pool. The rates vary for Company, lease or private ownership.

We are complete novices at this type of thing at the moment. How do you know how much to pay and when? Do you get a bill through the post, or do you have to ask somewhere?

No you do not get a bill through the post and that is part of the problem. You just need to take your house papers to the Tessabahn and they will tell you what you owe; I assume your house is in your wife's name and not a company so what you will have to pay will be very low. The tax is due at the end of Feb as far as I can remember.

Take your Chanote into the Tessabhan and they will very quickly tell you. According to my wife BB you only get a bill every 2 or 3 years, or you can go to the Tessabahn every year and pay it - I'm sure our bill was something like 20 baht!!Big Boy wrote:We are complete novices at this type of thing at the moment. It probably is! We had to pay over 50000 baht last year as we had not paid for five years. Interest is added for each year outstanding but that does not add up to very much. If you go to the Tessabahn they will be able to tell you exactly how much you owe for each year. As said before there are various bands depending on size of house, swimming pool etc so check to make sure you are in the correct band. Is this "tax" applicable to those with houses in a company name, farang owned ones, or private Thai owners?
Is it only a Hua Hin thing or country-wide as I've never heard of Thais paying tax on their own houses before?

As far as I am aware it applies to every household, but as mentioned above it works out at such a low amount if it is in a Thai persons name, you wonder why they bother?buksida wrote:Also confused.

Buksi, it's everyone, everywhere. My missus owns our property here in Hua Hin and she also owns two properties up in Issan. She pays taxes each year on each one. Also, I think, if a foreigner owns the property through a company, the tax is not insignificant as it is if owned by a Thai. It's calculated in a different way if it is owned by a business.buksida wrote:Also confused.

We had to pay 4 years back Tessaban Tax 3 years ago plus a fine of 200baht for each year that was unpaid which was totally unexpected.
Our house is under a company name and we understand that the price you pay is based on the rental value that they estimate and yes you do have to pay extra for a pool.
Ours has been 9,000 for the past 4 years but was half of that before.
We also understand that for Thais there is vert little or none on their first property but they have to pay the same as farangs on any additional properties.
We were told that unless back taxes were paid they could put a block on us selling through the Land office.Not that we want to.
