I guess if I could wave a magic wand, my ideal house would be: Already built-no more than 3-5 years old, to be sure about settling, cracks, doors, etc. Around 120 sq m, on around 400 sq m of land-I'm aware of the land tax kicking in at 400 sq m-no more than 10-15 mins from the centre, say soi 72, under 5m baht, world peace by next Friday, and a partridge in a pear tree. What do you think my chances of success are?!?!

it must be noted that Rung Office in Soi 88 tucked behind the owners bar is NOT a notary, a lawyer or a qualified accountants. Rung or Anothai Bannakij will take your information and hand it to another office for lawyers to deal with and add a commission. My advice would be to steer clear of this company if you value your land, house or money. Go elsewhere.

It is a great valuable souce of information!I am looking for the better area in Hua Hin to settle. I have lived on Soi 94 (twice), in Takiab once, and south of the flyover (west of Petkasem and Takiab up in the hills) and I prefer Soi 94 as it is so close and easy to get to shopping and a plethora of restaurants and bars. I rarely drive more that a couple of hundred meters on Phetkasem road now so I avoid the traffic and parking hassles that used to drive me nuts... now if I could only do something about the weather... 

My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

It is at foot of mountain with rainforest as backdrop and open in the front. Do you have any idea about that area? Is that too wild around it? Thanks!

We're now out in Hin Lek Fai now and it's turned out very well for me. The primary reason for going out there was due to having the opportunity to buy a rai of land for a reasonable price some years ago but I like it better than I expected, there's less noise around us than anywhere else I've lived in SE Asia, it has access to areas where I can go cycling without going on main roads, we're only a few minutes away from the bypass to get to areas to the north and south and it's still only twenty minutes into town.

I think that's pretty far south, maybe halfway between Hua Hin and Pranburi. Thanks! From the map we can see from the Banyan Resorts to Midford Golf Club, there is narrow corridor defined by mountain and beach. This kind of landscape could be top position for living. MY wife and I looked at it last year - There was not much left in terms of houses for sale and the price was from 10 Mio and up. The location is too isolated for me so I think it depends of what kind of person you are. The area was well maintained but no shops or restaurants, only some facilities in the appartment section. Hin Lek Fai, Elephant Village and generally up Hua Mongkol Rd has a lot of breeze am & pm throughout the year, so well worth a look

"some years ago" is the key phrase in that sentence. We recently did an exhaustive search for reasonably priced land around Hua Hin and now you just about have to go to the other side of the bypass to get land in a price range that I consider "reasonable". We ended up finding what I consider a comparable bargain off soi 112, but even that was way more than it would have cost just a few years ago.reasonable price some years ago
Land prices here have increased way faster than anything else in the time we've lived here. Anyone who bought land 5 to 10 years ago will have a 300 to 1000% profit in land value alone now depending on location.
