Seacraze vs Baan Kiang Faa

We have get down to the two condos above and we have a bit time strain on us to decide which fit us best and would appreciate some input from people living in the area.
We like both places and below is what my impression are after a very short viewing.

Seacraze; Pros, supreme location (IMO) , a bit more balcony space, a bit greater bathroom and it seems the electrical water heating system in bathroom is hidden from exposure!
Cons, a bit longer distance to my wife's work location, but nothing extreme.

Baan Kiang Faa; Pros, seems brand new! Security card to get admission to the building and the condo we viewed was spot free and clean as new.
Cons, Location (IMO) near Petkasem road and construction just outside the entrance which for me was a big minus but I believe the construction not will last forever so it will be wrong to make conclusion based on that alone!

Any input welcomed.

are there any open spaces around these buildings? they will build at some point. seven story limit in Seacraze area.
they just put in a soccer stadium near the Amari. Surprise!

I lived near the Seacraze for a long time. Not much traffic during weekdays, no police, not much happening at all, for me a good thing. Easy exit to go South to Pranburi or to bypass weekend Cicada Night Market traffic if you go north back into HH.
Seacraze is far from a Hospital. some big tour buses on the small streets during high season.

long trip to a large grocery store/market of any kind. big traffic on weekends going north pass Hyatt and Cicada Night Market and into HH.

easy access to beach, golf course open space to the south.

Hi and thank you for very valuable info.
"not much happening" couldn't be better IMO. What if I want to ride my road bicycle out of Seacraze an early Sunday, which direction to head then without spending to much time on Phetkasem road and still get in a 2 hours ride++?

I lived in Takieb for 2 years and loved it,for me it was more for the views and the airflow by being on a high floor (in Jamjuree). Because so many Bangkok people come at weekends the driving is bad, it gets really snarled up often. Sea Craze was well built and the finish is better than San Siri - there will be building around Kiang Faa for a while i reckon, told they have permission for 2 more similar blocks on that land.
I would go Sea Craze 100%.

Hopefully not too late a reply for you. I have lived in The Seacraze for about 5 months now. We like it. It is a big complex and depending which building and facing which way (either pool or road) can determine how much noise there is. We live on the 6th floor in a 2 bedroom unit facing the pool. Suits us just fine, but there can be a lot of noise from the pool area as the sound really bounces of the surrounding buildings. Only takes one screaming kid to shatter the peace and quiet. There is also construction directly across the road than would be a bit noisy for those living in the building opposite. Then there is the temple next door with the 4am bells being rung, which in turn sets off all the howling temple dogs. I don't hear them but the wife sometimes does.

Overall it is a good place to stay. Security is pretty good, great gardens and huge pool. The gym is okay but I've seen better. There is a play room for small kids also. The staff are all super friendly, and there is a lounge area above the main office where you can access wifi. Close to a few restaurants, the baht bus stop and the beach. It is pretty quiet down this way and it does take a little while to get into town. There are two Family Marts and a brand new 7/11 all within a short walk.

I may have to upgrade my opinion after living through a high season here though, when there are a few more people around. Cheers.

just my two cents but i tend to stay away from the larger condo projects, too much noise!!
