House rental nightmares
Hi there,
I am living in a nightmare. Dogs barking all night long, and making it unsafe to walk along my street at night. Music until 3 in the morning. As for the stink of sewage in our house, surely that is not normal?
Air and sleep is the only things in life that should be enjoyed free of charge and I am being robbed of one.
After asking around, it appears that this area of Hua Hin is actually well known for this dog problem.
What do you think are my chances of moving out before the contract is up - and retaining the deposit and not being sued?
The alternative is going POSTAL !!!
Any advice greatly appreciated (and I already realise now NOT to believe the promises from Estate Agents) and I will spend a morning and a night outside of any new property that I go and look at...

Tell them why you are leaving and go. they wont sue, you will probably lose your deposit...could be worse, you could own the house and then you would lose a lot more.

common problem.
this is why you must rent for a month first before going long term.
if they say no, then pass. hundreds of places to live.
they will not sue. they might tell you they will.
you will lose your deposit. you will lose it anyway even if your a perfect tenant.
Parts of Hua Hin are VERY noisy to say the least.
Estate Agents are worthless as they don't represent your best interests and will lie to you point blank.

If it makes you feel better, some days black water comes out of my shower.
No dog problem here. Try feeding the dogs that are close to your house. They get less aggressive and more happy.
The dog thing is different everywhere. I am lucky there are very few Soi dogs where I am. They are all pets and off the street at night.
and yes, thank your lucky stars you don't own the house. Things change so fast in Thailand you have no idea what giant construction project is going to be started, rock band venue, sports arena or chicken farm is going to be next to your house or very expensive condo in the future.
You know, on the nice open field next to your house the Estate Agent said no one will build on.

Cut your losses and go. You won't be sued. You will lose your deposit, but as has been said, you'll probably lose that anyway.
If things are as bad as you say (and I'm not doubting that), find somewhere you like, talk to the neighbours, have a good look round, and try to have an early termination clause in your contract (are you sure there's nothing like that in your present agreement?). You can bet your sweet life that if the owner wants you out early for any reason, they'll find a way.
If you're renting, there's no need to be stuck somewhere you hate.

I would also add living close to a temple will be noisy they like to chant very early just after first light. They also feed a lot of soi dogs.

All of Hua Hin is very noisy compared to the western world. I lived in 4 different locations in that city and rarely slept until I had custom earplugs made.Parts of Hua Hin are VERY noisy to say the least.
Good advice. I spent my life savings building a mansion out in a "quiet" area in the south end of Hua Hin. Within three years there was construction on all sides and the once good sealed road was a muddy washed out nightmare nearly requiring a 4-wheel drive to navigate.and yes, thank your lucky stars you don't own the house. What's this about losing your deposit even if you're a perfect tenant?
I've rented 9 different houses/condos in Hua Hin over the years, long term and short term. I've had good and bad landlords, but not once did anyone try to swindle me out of my deposit. It was always returned promptly, deducting any remaining bills (carefully calculated by yours truly).

Many thanks for all the advice - I was unable to reply due to tele communication issues.
Well, the landlady was not interested about the dogs and noise even when I told her that we got attacked. But then I pressed her on the dirty water and she went a bit quieter. She has told us we can move out now, has paid the water bill herself for this month and has said not to worry she will not keep our deposit for moving our early.
Thanks especially for the words of support there. I will not need to go "postal" after all.
I'm not bitter, just very tired indeed.
I have decided to take another approach with the dogs.
I show them extreme anger and aggression now. They stay well away from me. I growled fiercely at the biggest dog and brandished a pole. They all run when I appear.

Sounds like a real nightmare and so does the OP's story.
I think the problem in Thailand is that there is a serious lack of professionalism in business dealings, everything is done in a very casual laid back(almost silly) kind of way.
Just my opinion.
