Interesting article about real estate in Hua Hin
Go back 5 years and look at HH. It was a lot, lot smaller. Not only was there a smaller population, but the facilities were a lot smaller. For example, there was only one supermarket at the Shopping Mall. Today there are three, the second was bigger than the one at the Mall, and the Tesco was bigger again. Five years ago there were no bulky goods shops in HH and one had to go to the Big C at Petchaburi.
Go back 10 years and HH was very, very different. Go forward 5 years, and the population will be a lot greater. There will be more shops and services, and more hotels and resorts. Real estate prices in HH will of course reflect was is happening in the broader economy. But they will also be reflective of changes in the character of the area. Growth leads to higher prices for established areas; it happens the world over. Some might not like the change, but it is a fact in HH.
Companies like Tesco and Home Pro do their homework before committing to new developments. Growth attracts such developments. However, developments like the Market Village also lead to more development. When the Market Village was going up, did any of you have doubts that it looked too big a development to be viable in HH? I know that I did, and I am still amazed at where all the people come from.
Whatever your budget is today, you will not be able to buy the same property in 5 years. You will have to buy further out of town or a smaller property. I am not an estate agent nor can I claim to be an expert in property. But I have seen the changes in HH over several years one of which has been the explosion of real estate offices. The growth in these offices reflects the rate of growth in the town, or perhaps more appropriately the “cityâ€

This is a great website, but regarding property it's a bit twisted. You'll get rose tinted impressions from us in the business to outright doom and gloom from many others (some being honest, some with axes to grind, some jealous cos they can't afford to buy, some just lying and making stuff up).

Burger at last a post on the property market from your(rose tinted) goodself even i (as an honest doom and gloom merchant with no axe to grind or vested interest) can agree with
Quote sargeant
I have stated a few times and i will reiterate that Mr Burger has never NOT once told a lie or an untruth (on this website)
Has anyone got a problem with these quotes??????

Bad english sorry no i am not in any way calling burger a liar far from it he has never and he has not in all the time we have been jousting together ever stated anything that is NOT factually correct My only problem is and has been it takes a long time to get all of the factually accurate bits to make up a complete picture its like pulling teeth
He even admits himself to having rose tinted glasses
I now know his vested interest so i dont expect him to say anything damaging to his own interests one just doesnt volunteer that sort of information and that is understandable
Maybe i am old and still in the age of chivalry but i look at this thread as an estate agents office and i am a friend going along to ask questions for my mate to make sure he has all the facts before he buys

The first thread by TTM, was started in May 2005, the issue of nominee shareholders and 'shelf' companies and The Land Act was all covered back then and has been ever since.
THAT WAS TWO BLOODY YEARS AGO (Sorry for shouting Sarge, but the 'search' function is pretty good on this site!!)

Hi Burger,
if you re-read my statement with a little bit more attention you'll find out, that I never said that you and your colleagues are conmen....I just warned, that more and more conmen are operating in this kind of business.
Where do you read that all is aimed on HH only???
If you give the general warning to someone that there are liars, envy and jealous people who want to disturb the wonderful real-estate business, you should accept that I also can give out the general warning to be careful because of conmen in this business!
...and now don't start to twist my words again!
It's very disappointing, that a long-time member of this forum like you, with many interesting comments, seems to discover insults as a new way to express or underline your opinion.
It turns the excellent level of this forum down, if all of us would follow this new trend.
If you have a private problem with some posters or feel misunderstood, you should try to clear it in a more professional way.
....and now all of us should come
, right?
By the way, what's about my idea to create a certified organization of developers and agents to show an authorized proof of good reputation and customer-friendly service? ... or is this too uncomfortable and too much "science-fiction"?

Hi Hogus,
Ok forget about whether they are my colleagues or not.
Get back to the fact that you made a serious allegation against some local businessmen and are not prepared or can not back up your claims when asked to.
It's wrong to make these allegations whilst hiding behind your computer screen and hiding your identity behind your username.
That is cowardly to me, and damages respect people have for you.
Also it is destructive towards this forum (which you are a regular and enjoy).
It just leads to people getting angry and ends up ruining a thread.

I forgot to say that I think that the article which was at the start of this thread was pretty accurate. I would like to see a few more comments on the article, as it raises some interesting issues. The personalty issues seem to have been fully ventilated, so let’s leave them aside. Alternatively, as someone in another post suggested, perhaps these differences should be sorted out by Sumo wrestling or pistols at dawn.
Burger i know it was done to deaf 2 years ago one and a half year before i came to this web site and yes i have done the searches and i will bet unlike most of our members i was actually dumb enough to read them all just about
Even you have to agree it has been a moving feast/quagmire last week was a first and so far only small move in i think the right direction but it hasnt changed anything substancially if at all and next week god knows what another coup a democratic election
we can disagree in perspective forever because we have very differing reasons to be on this thread
I think right or wrong this company thing has got a lot of yardage to run i think the lease story has a few chapters to go I sincerely hope it works out for everybody but someone has to warn caution and the politics of this country and its legal system and interpretation of its laws are something only merlin can guess IMHO and 23 years experience 9 of them in situ
I reckon me and you are on a bridge 200feet above a river you reckon the bunjee rope is 175 feet long i reckon its 195 feet long our only problem is the interim thai govt have got the only tape measure

Well Burger,
than tell me, please, which businessmen in town I accused?
May be I wrote Kisuaheli in the last days, or you have really seriously problems to understand coherent texts and phrases in the moment.
If someone feel accused, may be he has some remorse, right?
All others wouldn't have any problems; because they have done nothing wrong and can have good sleep always.
It's also cowardly to sit behind the screen and to insult people as envy, jealous, liars etc.
So, where are all these people or is it just a piece of paranoia?
...and, if you find a little bit time between all your more or less aggressive statements, it would be a pleasure for me to hear your opinion about the "certificated real-estate" thing as proof for foreign customers....even, if you think it's nonsense or impracticable.
I haven't in the moment a better more idea to discern the good guys from the bad guys!
May you have one?

Oh, he would know very well by his self! … and his reaction would be aggressively, too, perhaps!Burger wrote:Hogus wrote:

That’s simple psychology!
But I’m agreed, Burger, let it rest for now!
Seems that we’re talking at cross-purposes and have problems to understand each other in the moment!
May be more understanding-times to each other will come again someday!
This is turning into another really interesting thread.

Hey Burgey
Did you not appear on this forum out of the blue when the property issue riased its ugly head.
Did you not for months hide what your interest was in real estate even though you were asked several times, was that cowardice.
Would you like me to show your untruths regarding property on this site.
Amazing how you are so quick to accuse others then spit the DUMMY out when you find yourself in a bind.
Lastly, what the hell does Virgin have to do with me.

Burger the Hypocrite, looks like everyone has your measure, keeps the fact that he is a local builder when giving advice, or he has a Pool Cleaning service when drumming up Business.
Spends a lot of time hare, sad really, Thailand is a lovely place.
