To be honest I'm not sure abot the prices everywhere in Hua Hin.
Prices in my area of town is between 6 and 7 million Baht pr rai.
This area is 1 km west of center Hua Hin.
I intend to live forever - so far so good.

Is it that expensive now? i know just off the Pala-u road 5km out of town ..there is 3 rai for 3 millions in a good location near a new development...land price close to HH seems very expensive...has price not dropped ? since there seem to be a slow down in the sale of houses?

3 rai 3 million sounds very cheap especially if there is water/electricity. If so I would suggest that prices have definetely dropped considerably!

Philippe: Just to be sure; you know a farang can only "own" up to 1 rai of land.

Cant you own more than 1 rai via the limited company? maybe there are restrictions only with the 30yr lease? can you clarify? Thanks

I don't want to start a debate about acquisition of land.
Go here and read the terms: http://www.dol.go.th/eng_version/menu.php

Hervelon, It depends on what you mean by five km out of town, if you are talking about from the town centre then that is cheap, but if you mean five km from the edge of town then I would consider one million per rai is about the going rate for undeveloped land to the west, providing it has reasonable access.

its opposite (within 30 meters) of brand new development.just pass the elephant village....not sure what is the exact land value there, but i am well aware of what they charge in the close by development...perhaps you cant compare it because of added services but at least it give you a good guideline

Hervelon, yes that seems good value around that area, some of the developments are charging silly money for plots near there.

A million a rai that close to town smells fishy. Banks are providing loans on valuations way higher, I believe.

Dear Norseman,

I know that a farang can not have much land, but my Thai wife since 14 years can... so Insted of giving her a medal for all those years, I will buy her some land and that will probaly go on to our 2 children later....

Yep, you are right and that's no problem philippe.
Any Thai can own the whole of Thailand, if they can afford to pay the cost.
Same same as in farangland.
I bought 50 rai of field that way in Thailand.
Do I own it?
NO.
