I think this might be the guy me and Geronimo Mike were talking to....and he's asking whether the bar on the corner of the side soi that leads to JWs (the newly done up empty place next to P&P) is a potential good investment.

Mate if it is you I'd reiterate what Mike and I said that night. The offer you were talking about seems very very low. And a 1 year contract is asking for trouble - a 3 year minimun is what you need.

In the current climate the owner will just hoik up the rent and key money to silly levels once your 1 year runs out....seen it done to farangs before.

Otherwise Id say go for it.....its a good location and the renovation has been done well. It should be a good place for a bar, and there seems to be a pickup in traffic recently.....so maybe it would be good.

But bear in mind what we told you about thai landlords and contacts.

I would say no. It was converted to be be restaurant and with extra space taken up for the kitchen there is little left once the 'cotter' and a pool table have been installed to make it any different from all the other bars in town.
Lucky Lukes is the onle bar in town that has acknowledged that the change in tourism, with families now the majority of tourists, needs a new approach to the bar business. With many tables accomodating six to eight people they are attracting groups of tourists who are out for a night on the town as opposed to what the majority of bars had always catered for, middle aged men seeking a bed partner.
I wouldn't agree with their taste in music but it draws in the crowds and obviously appeals to the masses who throng there every night.

If that is the old bar on the corner just down from the P&P bar, is that not the old Ship/Dubliner bar.
If it is there was a previous post by the old owner explaing a bit of why he moved from that location to a new one in town.
If I am correct with the building, it may pay to search for the original post before signing up.
If you use the search function (search irish pub) you will find the the post, the posters name was MURF who from what I can make out, he was the previous owner.
May pay to have a word with him as from his post, there seemed to be some issues with the owners.

I have no problem with the new owners from Sweden.I stayed there for 5 great years and consider that area to be"a lucky peice of land".But like any buisiness do your home work and get your paperwork checked out by a Bkk lawer.Fairways and 19th hole are the latest bars to join the list that have been forced the close or relocate by greedy landlords.

Regarding Thai landlords I think they are like landlords the world over they look after their own interests.

Less than 20 years ago there were no bars in Bintabaht, it was a typical Thai working class area.

Then the bars started to appear and the people took advantage of the situation and moved out of their homes and leased them out to “farang bar ownersâ€

Sorry I picked up on this maybe a bit late. If it's the old Ship we are talking about I had it for a couple of years from about November 2000. Up until then it was a regular Thai house with what seemed like a large family in it. I negotiated the lease through Ton in the Shopping Mall. On the day of signing the lease (usual 3 year job with fixed percentage increases) the owner tried to con me into signing before the family had properly moved out. It didn't work because I posted someone outside the property with a mobile phone to let me know what was going on.
When the second years rent was coming up the owner tried it on again, wanting more. My lawyer Ton sorted that out. I sold to a couple of Farangs, one of whom I think subsequently died, then Eddie got it.
It wouldn't surprise me if there are still some problems with the owners. I dealt with the elder brother of the family, and I think he then came under some pressure from others to get more money.
Building wise, just a word of warning. Theres a huge water tank under the floor in the back room, where the staircase goes up from (not the small room leading to the toilets.) That tank has a ballcock type valve, and should never be allowed to run dry.
Otherwise its not bad but the wood construction means that you get a lot of noise on that corner at night. I did have all the wiring renewed with the help of a qualified British Lekky. Otherwise its a pretty good location. Post again if you want any more info. Mags

I don't know how recently you have seen it, but it has been gutted at least twice since you had it, so they may have dealt with some of the issues you speak of with the building. Also your 'directions' as to where things are in the building will probably not be accurate any more!

Right - I know it was altered quite a bit when Eddie was there. 'Gutting' though might account for some probs with the owners. Depends how it was done - but originally they were quite adamant about permission for major alterations Don't you just love that emoticon!
