Ask here about the pleasures and pitfalls of buying, selling or renting property and real estate in Hua Hin. Building, design and construction topics welcome. Commercial or promotional posts for real estate companies or private properties are forbidden.
Anyone reading that would reasonably be led to believe you sell these houses, although some properties listed after clicking the link have other Real Estate logos next to them. I assumed the properties without the logos were sold by HHAD.
Mistaken again, obviously our web designers need to use certain words to indicate the content of certain pages. Go and read the site again and tell us where it states that we are real estate agents, I think you'll find the phrase work with more appropriate.
Our "property team" are simply those people (both private and commercial) that choose us to promote their properties as we can do so more effectively than they can with their own websites - we simply have more readers that are interested in property.
Besides we cant afford a new SUV with HHAD written down the side of it
I was up in Soi 102 this morning. I missed out The Pride project from my original list of condo projects. the Pride is planning to build nine buildings with a total of 639 units. It's mind boggling!
Jockey,
As you are in the business, can you explain why Soi 102 and surrounding area has become such a magnet for developers? And why do people want property there, as in my eyes there are always going to be problems with both flooding and consequently the roads in that area? Is the property there particularly cheap to reflect this, and is there a great demand there?

I've never sold anything on soi 102 and have no houses listed on my website on this soi either so I'm not really the best person to ask. I know you don't like it, but you must admit, the area is very handy to the centre of town and once all houses are built, it might be a nice area to live for a lot of people. I believe the authorities are trying to fix the flooding problem, so it might end up a happy story, you never know! I do believe the houses in this area are relatively cheaper than average.

Not so sure about Redzones Spanish supply/demand theory though. As proved recently they also have some serious leasehold problems - or rogue traders more like - with expat properties just bulldozed.
margaret, my point was, it's no good building 100 houses if you only have 70 customers.
the spanish market has a surplus of properties at over inflated prices.the predictions are it will crash, sooner rather than later.
will all of these new condos & houses being built in hua hin be sold?
thats a question for someone in the know, any takers??.

I would think that in a "developed" society the municipality would have some limitations on building that corresponds to the ability of the infrastructure to support it, water being one. Does the tessaban that issues the permits have a "game plan" for development and infrastructure? or are payments made that negate the whole idea of control?
Hi guys, new to this board but interested in the HH property market.
From experience, you may also wish to consider the other end of the pipe! What will they do with the sewage when all these new places are occupied? Here in Dubai we are literally up to our knees in it. Too much building and not enough infrastructure.

Exactly the same here. Infrastucture is not even an afterthought!

Payments?! What payments?

The second time I did it on my own.

My advice to any foreigner coming into my office is unless you are buying a house or land in your Thai spouse's name, don't do it - avoid companies and so-called dubious 90 year lease's which in many cases are worse than buying through a company. I would advise a foreigner to buy a condo but with so many being built I would narrow that down to either a second hand condo or a project on the beach. I'm not confident there are enough customers to fill all the units currently being built and I'm confident no feasability studies are taken before the projects go ahead. Projects are diving in thinking there are queues of customers waiting to buy their condo units! Trust me they arn't there!

Virtually all individual houses are on septic systems, no probs w/disposal there. Many developments/estates have drilled their own deep wells.
