3-5 bed House for rent in Khao Takiab for 15,000/month

Hi,

We are planning to move to another house on the 1st of April, and need to find someone who would like to takeover our house.

We have 1 year left on the rental contract, and to get our 2 month rental deposit back someone has to either takeover the contract or make a new one (more than 1 year).

It is a 2 story modern Thai style house, about 10 years old. The garden is neither small nor big... it is very nice, with palm and mango trees, ideal for dogs (we have 3 dogs 5 cats)

The house is partially furnished.

3 Bedrooms upstairs:
1 Master bedroom with en suite bathroom
2 normal bedrooms sharing 1 bathroom
All bedrooms have aircon

1 Maid quarter with small bathroom
1 Guest bed room or office in 2nd building with bathroom.

2 Living rooms: 1 downstairs and 1 upstairs

The downstairs living room as an aircon and a built in dividing wall creating a dining area (with aircon). The wall has lots of cabinets built in.

There is one more bathroom downstairs.

The kitchen is a mixed Thai western style, it has very nice wooden cabinets on the bottom and on the top and is quite big. There are 2 refrigerators.


We would never move out of this house, if we wouldn't be having a baby soon, and I am just too paranoid the baby will fall down the stairs. To find a house like this in Hua Hin for 15,000 Baht is nearly impossible.

p.s. To play with open cards here:
I already have someone who wants to takeover the house, but wants to wait until the 1st to pay deposit and rent. I am simply paranoid that the 1st comes along and he wont take over the house for whatever reason, and I loose a month or maybe even the entire deposit.
So, the first person who comes here and has the deposit ready to go to my landlord and sign over the contract gets the house, else I will (hopefully) give it to the guy I mentioned and shook hands with about this.

TT&T Landline with Premier 1MBit ADSL for 1090 Baht (good International Link, faster than indy 2Mbit package for 999 Baht).

2 month deposit (30,000 Baht)
electricity deposit (5,000 Baht)

Rent on the 1st of each month: 15,000 Baht

No pool... the ocean is approx. 500 meters away, but the "beach" is not nice, should drive or walk 1km down to Seaview Paradise Condos, or better even behind the Khao Takiab mountain. THe house is located in a dead end soi opp the 7eleven. Very quite, only noise is the train and a daycare for kids... usually all you hear is birds and crickets and such... no traffic.

Our current contract runs out on the 1st of April 2009. The new tenant could sign a new 3 year contract or takeover the existing contract. The landlord is a nice guy and lives more or less next door ;)

5000 for electricity? Who pays your bills? The landlord?

All bills come to the house and are paid by us directly.

There is a 100 Baht/month extra charge I forgot to mention, for that the landlord takes care of the trash disposal ;)

Call at any reasonable time, next week is fine with me. Like I said it's a first come first serve kinda deal... I just want to be sure I can move without losing any money.
