30yr house lease cost 70% of owning outright via company

Post by Mapsalot »

Hi there,
I worked out we spent final near 70% via 30 year lease on our house here of its valuation because it is just a lease and returns to the Thai owner in 30years.
Cash and the lessor did have a desperation about him for it.
Well we left our farm in scotland to our eldest and what with the strange change in outlook last year toward the bigger foreign companys it made more senses to us for our peaceful minds. Selling a tiny site on a more or less unused useless corner of our land there gave us nearly 5 times the cost of the lease which goes to show.
Secondly our lawyer recommended we lease out the house to one of our sons in the case of our death that they would get the full value of the lease and have a holiday home here for the most their lives.
Now, heres what i want to know. what have other people paid for 30yr leases compared with owning outright and if highly favourable what were the circumstances or motivations of the lessor?

While I''m asking i may as well mention what we did just to be absolutely sure about leasing from our lessor and for finalising the price.
The lawyer always recommends checking out title deeds and every other such thing as makes money only we were recommended by a friend to go further for the bit extra.
I used a local lets say cousin of a land office .... not to say too much but to check out the chanote and the sellers motivations for selling was only 8,000 including a days surveilance of seller which meant listening and watching on video some of the sellers conversations and movements and having jerky translations. it wasn't zooming the sound on videos mind, there was actually some bug inside the mans car and they said they got it in by going under the car and pushing it in the car behind engine and behind steering wheel. As well as outside the door of his house because it got louder thuding when he was sitting out smoking and sipping at his yellow metal table. I'm sure it was via a fm radio freq because of interfence radio signals in some parts of what the investigator showed to us. technology.
it didn't really change the last price but was interesting none the less.
reading back what i just wrote sounds sly but it's a foreign country and we were worried slighly about overpaying or not getting what we felt was a good bargain.
Peter.

well Ive just read it back 116 times, I had to, and it doesnt sound sly to me. it does sound a bit like the lyrics to one of amy winehouse's songs after she's been on it for 72 hours straight though.

I cannot understand this. Can you break it down into small pieces with the main points of what you are trying to say?

And a very warm welcome to the forum from me too, Mapsalot.

Of course, it's not easy to live up to the extremely high standards of literacy and clarity set by HHAD.
This is the way

30 years lesee lease

Post by icebear »

From my experience in a southern resort place is about 70 to 75% for 30 years lease of total value of the property is not overpaid.

Farmed cattle and sheep. Was not meaning to spam but i do tend to ramble.
Single size table with yellow metal chairs beside. Perhaps a yellow submarine fan.

70 -75% of freehold property value when taking out a 30 year lease so is fair.
I'll ignore the English superiourity to Scottish with regards to literacy.
