Advice on property

Hi there new to the forum, I am looking for some advice.

I have been a regular visitor to Hua Hin for the last 8 years and I plan to move there permanently within the next 12 months

However I am a little concerned, as a colleague of mine pointed out that there has been a lot of bad press regarding Hua Hin and property deals recently.

I would really appreciate information from anyone in the property business as to how to go about buying property in Hua Hin.

Come to Hua Hin, find an estate agent you are happy with. Listen to him, check out with people around, take advice from this forum
despite posts to the contrary many are happy with what they've got and dealings. You only hear the bad luck stories !

Thanks for the advice Niggle,

It is all a bit confusing, yesterday a colleague received a list of developers and estate agents that were supposedly not to be trusted. The list is fairly comprehensive and it seems have been circulating for about 3 weeks.

Maybe a moderator will move the post. My advice is to read some of the threads already in that forum to get a feel for what has gone down.

You have to bear in mind that happy customers greatly outweigh unhappy customers but the unhappy customers make the biggest waves.

These horror stories only affect a very small portion of the housing market.

be very concerned. many many crooked developers and agents in tis town
even #1 on list. hot prop you may get burned

See Engel and Volker if you want quality propwrty with no legal hassel

BUT always get a lawyer !!!!! repeat ALWAYS GET A LAWYER WHAT EVER YOU PAY A "GOOD" LAWYER WILL SAV YOU MILLIONS IF YOU STAY AWAY FROM THE CROOKS

Sounds like the compiler of the list may be the one to suspect.

Finding a good property with reasonable price in Hua Hin is like looking for a needle in a hay stack. Broker and Agent are all around like a vampire waiting to suck your blood. Some are good some are bad, it's depend on your luck. Take your time, research a lot. Especially the Thai law.
Lease hold is only 30 years. Don't believe in 30++. Condo is also safe for you but still allow foreigner 40% in the building. If someone say 49% they are only half way right. Good luck.

I too would be interested to see the list if you could pm it to me.

As for advise for buying here in Hua Hin - I would suggest buying a second hand house that has already been lived in full time as the current owner will have sorted out most of the problems for you!

AND GET A LAWYER!

Resale or completed property is the only way to go, especialy if you are new to Hua Hin. All the developers and agents claim to provide high quality construction and service.........Very few do!!!

Standards are lower still when the property market is in decline

Hi

I regret posting on this website

I will not being forwarding the email to anyone for two reasons:

1) I detest chain emails and I never participate

2) I want no part of the problems, perceived or not regarding estate agents and developers.

I am still interested in buy in Hua Hin, but I will seek legal advice.

Fortunately for me the company I work for has its SEA office in BKK and I will seek guidance from the retained Thai lawyers.

Check out your Embassy's web site.
Most of them give advice. Maybe they will be a bit expensive, but......
