Changing Nor Sor Sam land to Chanote

Can any of you property gurus shed some light on this process, what is involved, is it possible and are there any costs?

Buksida,
Are you dealing with the lesser rated "nor sor sam" or the more prefered "nor sor sam ghaw" form of title ?

In the case of ghaw it's a matter of getting an official survey through the local tessabaan arranged to confirm boundaries but you need the approval of all adjoining neighbors and also they need to sign off on the completed survey.

From there on you can apply to get the upgrade to chanote but this can take months to years depending on the local office's workload.( or your generosity towards the staff of course)

My wife is in this process at this moment and she was told to ensure all outstanding taxes and charges should be cleared up prior to a future chanote application as it complicates the matter. Seems previous owners had forgotten to pay their taxes.
Not sure how or even if one can upgrade on the basic "nor sor sam"to the "ghaw" form of title all that easily.Maybe someone can help out here.

If nobody does see if you can find a copy of Philip Bryce's "How to buy land and build in Thailand'. I remember reading heaps of info on this subject in that book.
