A genuine question because I seriously don't know the answer!
I have a good friend who is thinking of setting up a unique new cafe business in Hua Hin
Requires to rent a shophouse near to but not necessarily in, the centre of town.
Has a budget of 15 - 20,000THB / month for the rent.
Any idea what location this might give him?

According to the wife and her family who rent out similar properties in HH, 20-25K will get a shop house(3-4 floors) in Soi 102, a property closer to town, may go over his budget.
Finding the right location for his type of business (one that services both Thai and Farangs) will be the difficult bit. They have one (not town house but villa type and not for rent) on Naebkehardt Road with beach front access and the cost to rent similar would be around 90,000 Baht per month.
When my wife had that coffee shop and we also lived there, it was and still is only used by people with cars. Luckily there was plenty of parking outside.
As you know, all Thais (and some farangs) don't want to walk far and having a similar shop in the centre of HH would be impossible, due to the parking problem and rental price.
The wife says she "could be wrong though, as sometimes there are deals to be had at lower rents but they are usually located in areas with less foot traffic and no parking"
Funnily enough, her parents were in HH at the weekend, letting out a new property to a new tenant, when they were approached by a farang looking to rent a townhouse for a coffee shop. May have been your mate.
I wish your friend good luck in his search and look forward to his "unique new cafe business" in Hua Hin.
If he gets it right he will be busy, as the relatives place is packed out most days.

All your mate needs to do is drive around Soi 88 and 94 and he will find numerous shop houses for rent - so many that I am sure he could get a good deal. I would suggest though that 94 would be the better location
