Subletting
Just wondered if anyone has had any experiences with subletting? We've got a four bedroom house with only two of the rooms being used and were thinking about subletting, good idea or not? Your thoughts...

I,ve never heard about anybody subletting to other than close friends or family, but if ou do, look at this website

That would not be subletting. Subletting is when you rent a property, move out while you still have a lease and sublet it to someone else. You are still the one responsible making the lease payments unless the lease allows for subletting. What you are asking about is simply renting out rooms while you are still living there. Ok so again I just wondered if anyone has had any experiences with renting a room in their property? We've got a four bedroom house with only two of the rooms being used and were thinking about renting one of the other rooms out, good idea or not?

Lilmolfie : If you bear in mind a 2 bedroom house/bungalow near town can be rented for around 10,000 baht for exclusive use and complete privacy then a room in a shared house with less privacy, shared kitchen/living room/garden etc would probably only attract around 3,000 baht maximum imo depending on facilities and location and you would have reduced privacy also. So is it worth the hassle ?

Having a cash flow problem so considered going over to the darkside (prostitution) but I mean why have a burger when you can have steak?

It's per month but if you were unsure about that maybe you are overpaying for the property you are renting now.

I think the other posters have got it right.
It's a simple equation that involves extra income set against the owner's/your reduction in privacy.
The person renting isn't going to care too much as long as the price is right and the amenities suit them.
You, however, may not feel so comfortable after a while, no matter how good the tenant is.
To answer your specific question about doing that with your father's house, I have no experience of the same in Thailand, however I do have a fair bit from London both as a tenant in a shared properties and a living-in landlord. I'm quite happy to let my property out whilst living here (I don't have much option), but to be honest I wouldn't want anyone renting there again whilst I was in occupation.
However, sometimes the money from one of the spare two bedrooms was useful.
Also, I should add, the younger I was, the better fun I had in shared accommodation places. As I turn 150 next year ( he he), the proposition isn't quite so attractive.

Thanks lomuamart for your post. I think I'm weighing up the 'funds have been exhausted, have to go back to England' with the 'yes that lodger is annoying me greatly but the extra money means that I can stay here; at least until my scheduled departure' option and I'm not too fond of either tbh It's just so difficult here...
Lodger wise I was thinking more along the lines of the lone traveller type looking for somewhere to stay for a week or two. Is this feasible at all?
I don't really want to leave just yet but my other options are...?

Why not dip your toe in the water and place a classified ad online and see what response you get ?
You don't say when your scheduled leave date is and I guess most people coming in the next week or so will have made arrangements already (like me) but you may get lucky with the odd traveller arriving on spec.
And would you be comfortable if it's a single male whom you do not know ? (Be careful how you answer that one, I've seen your post in NC's
)

I could do. I mean if the situation doesn't suit me then at least I won't have to wait long to rectify things 
My return is booked for the 5th May so a few months yet....
As for the single male thing - sure I'd be comfortable. I'm happy with my relationship back in the UK so there'd be no ulterior motive for my comfortableness... I possibly wouldn't feel the same if it were the other way round though
