Lease Hold

Now that lease seems the only way to go for the Farang..........


The title must be held buy a thai legal company....How is it set to find a title holder...You give them the land with a solid contract of lease but hey, why isn't there a fee paid when I give someone the land... I give you the land in 30 years cause contracts don;t work beyong 30 years so why shouldn't they give me money in return! I'll likely not out live the contract so why not get some money from the person. Wbhy hasent s person set up a company to do so ,or is there one?
Where do I get a person to hold the land and I lease.....I'll be in a few lawyers office in a a months time but can some of the prefessional here ring in!

Am I missing something as to an answer or is this board giberish intensive? I like to be able to gain knowledge and uses the advertisers, however it isn't going to well!

In another post he states he will not buy, now he wants to lease, seees to know it all now, hard to understand the giberish in between.

I'm a little confused myself.
If you want to rent somebodys house, then rent it.
Just get your lease agreement and that's it.

Please explain a little more FR as I'm not sure I understand you correct.
I intend to live forever - so far so good.

No, it can be held by a Thai '100%' company or by a Thai individual.
Hua Hin Land Office will not allow a '49% farang owned' Thai Limited companies to issue a lease.

No, they give you the land, if you're buying a house from them, there is a fee to be paid, you pay them for the land as part of the overall purchase cost. Say a 4M Baht house, 1M is for the land, 3M is for the house.

Ususally if you buy from a developer, you lease the land from them, but you could choose to use one of the following:
Thai Longstay Company (supposedely back by the governement and 30% owned by the TAT.
The development company for the project, or a leasing subsidery of it.
A commercial leasing companies (these include solicitor firms).
A Thai individual that may be the MD of the development company.
Your wife.
A trusted Thai friend
A.N. Other Thai individual

They do work if the original land owner is still the current land owner after 30 years.
You do not wait 30 years though, you renew your 30 year lease periodically, say every 10 years.

Yes, you are missing the personal ability to use the search facility, all your questions (well those that I could understand) have been covered at least 15 times on the forum before.
