Is now a good time to sell my condo in Cha am?
Hi all,
Someone has made me an offer on my condo in Cha am. I'm not living in Thailand and I wondered if I could tap into any local opinions. There's been lots about whether it is a good time to buy. What about selling. Good time or should I hold on?

How much baht per sq. metre are they offering to buy your condo?, and what was your entry price in terms of baht per sq. metre?
Cha-am condo's are generally much cheaper than Hua Hin condo's, and depending upon the age of your condo I would say that you should not sell for less than 85,000 baht per sq. metre unless you are very keen on selling. As another member mentioned, you should also factor in any forex gain from converting the sale proceeds back into your home currency.

I'm afraid I would have to argue the point about condos being worth 85K in Cha Am.
That would make our beachside beauty worth a cool 21 million......and I think I could even talk my wife into selling at that price !!
Around 50-60K per sq. meter is probably a more realistic number.
I would love to stand corrected though if anyone has first hand experience lately.

Well 85000 baht is far too much. Let's take Hin Nam Sai Suay for instance. A few years ago a 43 sqm, 1 bedroom condo was sold for 700000, now they are at 1.7 million which would be arround 40000 Baht/sqm. That would be an example of a second hand condo. The management there is pretty good and keeps everything in a good shape. Others i have seen look very run down. In Bkk in the best areas they ask for 85000 /sqm. But these are prime location, luxury condos and not in a sleepy beach town.

Again, may I stand corrected, but my reading of condo prices in Bangkok lately tells me they've been climbing steadily for the past year or so. I've seen advertised prices as recently as two weeks ago for over 125K a sq. mtr.......and I'm pretty sure there were several of the new ones on Sukumvit for more, lots more.....
Of course these are the cream of the cream, but they do tell a story.
