Is now a good time to sell my condo in Cha am?

Hi all,

Someone has made me an offer on my condo in Cha am. I'm not living in Thailand and I wondered if I could tap into any local opinions. There's been lots about whether it is a good time to buy. What about selling. Good time or should I hold on?

Why not, especially if the offer is good and you intend to bring back the money to your 'home' country? The baht is still pretty high versus many other currencies so that could also boost the profit for you.

Not much else seems to be selling at he moment so consider yourself lucky!
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

How much baht per sq. metre are they offering to buy your condo?, and what was your entry price in terms of baht per sq. metre?

Cha-am condo's are generally much cheaper than Hua Hin condo's, and depending upon the age of your condo I would say that you should not sell for less than 85,000 baht per sq. metre unless you are very keen on selling. As another member mentioned, you should also factor in any forex gain from converting the sale proceeds back into your home currency.

yes its up ot how much they offered you.if it is a good price and you dont think to stay there,why not? dont forget that have so many people trying to sale a condo. just go on if it a good price :)

I'm afraid I would have to argue the point about condos being worth 85K in Cha Am.

That would make our beachside beauty worth a cool 21 million......and I think I could even talk my wife into selling at that price !!

Around 50-60K per sq. meter is probably a more realistic number.

I would love to stand corrected though if anyone has first hand experience lately.

I have no idea of condo prizes, but even 50k seems a lot to me. You can build a house for about 20k per sq.m. without land.

So a 100 sq.m. house would be about 2 million, and a condo 5 million or more? For 3 million you could buy a good piece of land and build your own pool.

Well 85000 baht is far too much. Let's take Hin Nam Sai Suay for instance. A few years ago a 43 sqm, 1 bedroom condo was sold for 700000, now they are at 1.7 million which would be arround 40000 Baht/sqm. That would be an example of a second hand condo. The management there is pretty good and keeps everything in a good shape. Others i have seen look very run down. In Bkk in the best areas they ask for 85000 /sqm. But these are prime location, luxury condos and not in a sleepy beach town.

Again, may I stand corrected, but my reading of condo prices in Bangkok lately tells me they've been climbing steadily for the past year or so. I've seen advertised prices as recently as two weeks ago for over 125K a sq. mtr.......and I'm pretty sure there were several of the new ones on Sukumvit for more, lots more.....

Of course these are the cream of the cream, but they do tell a story.

Well TIGR, that is true. But condos don't sell very good at the moment and surely some top locations and 5 plus star ask for those ammounts.
The think is what they want and what they get are 2 different pairs of shoes as there is a total oversupply right now
