Maybe move the laundry to join the back of the garage wall, which may be a better location, and which would also increase the living area.

The front looks rather plain - but as KD says maybe the use of different colours could help break it up?
But it isn't clear what happens on the North side - rear - of the property. Is there access from the family room? Where are patio doors for example? I can understand the front south facing windows being small to keep it cool, but at the same time I'm a 'big windows' person, so the apparent inner darkness of the family room wouldn't appeal. And that inner corridor would be dark - with too many doors.
Kitchen/diner fine if light - not sure about it running straight into the family room area. Difficult enough to keep a kitchen looking tidy when it adjoins the dining space - but if open plan with family room as well it could all look very untidy.
A 3 bedroom house implies kids, so I think I'd want their mess separate - even if it meant sacrificing a home theatre. Maybe a home theatre/playroom instead - and a living/dining area, with the kitchen a little more private? And I'd definitely look at reversing the whole thing to put bedrooms facing north. :cheers:

the thread title is "individual house designs"
and that is what we are providing, because as the comments on this thread have pointed out, we are all different, and require different needs and have different tastes and styles.
that is the beauty of the service we offer.

it means that you get a 'one off' design to suit you. :D

Actually, Split, with a couple of small exceptions, I like that floor plan a lot. If we ever sell this "palace" I built I will talk to you about helping me work up the design for a much smaller house (around 2000 sq mt with low maintenance very small garden and the most effective insulation against the heat here).

Do you just do the design, or actually have a quality building crew available?
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

Splitlid. As a Paraniod manic schizophrenic I would like you two design two for me but do not show them to anyone. We also do not want to see them as one of us may rip them up. Keep this to yourself. :wink:

Sorry, my American brain sneaking in again... we think in square feet not meters so I meant 200 sq mt. (around 2000 square feet) :oops:

hmmm....since i work in the building industry in AU i have to say i wouldnt like this for myself, that hall is all wrong, it looks like a tunnel, house this size would be better with 3 separte family areas or 2 with a study at least, kitchen is in a very 60s position,in this floor plan i would like it to seperate the meals area and the family area, some very good ideas in the use of angles and skillion hightlight windows, this is a ranch type house and would need a lot of space around it for it to stand out.

That's very American in design ever since the 60's. Every home I owned in the U.S. that was built after 1960, including one built in 1998, had a combined kitchen, dining, family room area and they are still building like that. It is very family oriented so that when the cook is in the kitchen they can still interact with the family in the family room and not feel isolated as in old style separate-room kitchens. Great for parties and social gatherings too as you have one big room with the food, drinks, and entertainment (TV, stereo, etc.). :thumb:

yes HHfarang we have had that open plan here for years too, not sure if you guys pinched it from us or if we pinched it from you, many variations of kitchen, meals and family rooms now days here.

Anyone know if there is a market in Hua Hin for spec homes?
