In my eyes about 5,000 Baht/month is the normal rent for a townhouse without furniture.
In my case I've a 2-storey townhouse, with 2 sleeping-rooms (one with air-con), living room, kitchen, 2 bathrooms (shower/toilet).
My townhouse is placed in the city-center near San Paolo Hospital.
I rent also a 2nd house in the same street under similar conditions (different landlords), but have to pay 500 Baht more per month, because the property is a little bit bigger.
If you want to rent a house in the same area but include furniture, you should get it for about 10,000 Baht/month.
Take a motorbike and investigate the streets of town where you'd like to rent anything.
Many houses are free right now for acceptable or even cheap prices.
Contact-addresses for free accommodations are mostly written on a sign at the front door or gate.
Try to contact the landlord directly to prevent brokerages, which force up the monthly rent usually.
Keep in mind, that TH is a land of barter.

Normally I spend everything what I have, if I have 200 000 THB, maybe one month it's gone but I don't live in Thailand so maybe this is a wrong topic for me. But my opinion is that maybe 30 000 - 50 000 THB per month would be enough to me if I live all the time in Thailand (rent, motorbike, food and Visas etc...).
